What Is a Vaad Bayit (Building Committee) in Israel?

A Vaad Bayit (ועד בית — literally "house committee") is the building management system found in virtually every Israeli apartment building. It collects a monthly fee from residents to cover cleaning, elevator maintenance, shared-area electricity, gardening, and minor repairs.

Fees vary widely — a small walk-up building might charge modest monthly fees, while a luxury tower with a pool, gym, and 24-hour security can charge several times more. The Vaad Bayit is usually run informally by resident volunteers or, in larger buildings, by a paid management company.

Why it matters for a buyer: ask what the current Vaad Bayit fee is and whether there are any planned special assessments (for a roof repair, elevator replacement, etc.) before you buy — an unexpectedly high or rising fee changes the real cost of ownership.
