What Is a Tzav Yerusha (Probate Order) in Israel?

A Tzav Yerusha (צו ירושה) is an Israeli probate order issued by the Registrar of Inheritance Affairs (or, in contested cases, the family court) confirming who legally inherits a deceased person's assets, including real estate, when there is no will.

If a property is being sold by heirs, the seller's lawyer must confirm a valid Tzav Yerusha (or, if the deceased left a will, a Tzav Kiyum Tzavaa — order confirming the will) has been issued and that the property has been formally re-registered in the heirs' names, before any sale can proceed.

Why it matters for a buyer: buying from heirs without a properly issued and registered probate order is a serious red flag — the seller may not yet legally own the property. Insist your lawyer verify the full chain of inheritance documentation before signing.
